Let me break down how you lazy bums are going to learn real estate and like it.
Whether you got rug-rats keeping you tied down, or you just can't get to work on time - everyone's got a excuse for why they don't take time to actually learn to invest. Well, you have no more excuses, noobs.
If you really want to quit going to the store late at night so people don't see you whip out the welfare grocery card, I have your ticket to the fast track!

Whats the difference?
To tell you the truth, there is no real difference, although flipping a property can really have two meanings.
Flipping or even sometimes called rehabing, is the act of buying a distressed home, fixing it up and selling it for a profit. According to the Flip this House shows and some of the Guru's, this is what it is. Maybe, but it also has another meaning.
Some investors - actually, many investors would consider Flipping to be the same thing as wholesaling. What is wholesaling you might ask. This is when you put a home under contract and sell your interest in the property to another investor for a finders fee.

Flipping a house comes down to 2 things: Price and Price. I say that because no matter where the house is, what it looks like, or even the age and condition; if its priced right for the market, BUY it! With that in mind, there comes a time when you will finally start actually looking for properties to buy. Once you do, you will have many avenues available for doing your research.
Whether it be driving neighborhoods, looking to see who isn't putting out their trash cans, mowing their lawn, or even searching the probate listings, you will find what works best for you. Once you have a method of searching for foreclosures and distressed owners, you will then start to really learn how to work this avenue of finding your prospects.
You will find that there are MANY different neat little places to get a bit of information to use in your house hunting. You may want to bookmark each of them, until you have created a good reference list that you are comfortable with. I have more than 50 bookmarks that I use on a regular basis for finding houses for flipping, but only 3 or 4 that I consistently use for deciding whether a property is ideal for taking a second look and making a offer.
Another thing you need to do, before you start your searches, is identify your criteria for what you want to buy. Typically, a 3 bedroom/2 Bath/2 car garage with around 1200+ square feet of living space is ideal for a buyer, so keep this in mind when looking for houses..

OMG OMG, the bottoms fell out! Buy buy buy. Did we really get to the point that we forgot that not but 20 years ago there were only 10 tv channels and not only did we NOT have the internet, fox news, facebook, wikipedia, and oh yes - even youtube.. we still survived?
I can't turn to a channel that isn't talking about how healthcare is our only hope ( we had obi-won to thank for this one) and the dems and reps are out to scalp one another. If I want to see Red vs Blue, ill tune to HERE.

Are you ready for trouble? I can see it now - your almost out of debt and all the sudden, WHAM! You just got hit with a broke down car and a baby in the oven.. Well, slow down trigger, if you had made that nest egg and started creating that passive income earlier, you wouldn't be in this mess.
One important factor to becoming independently wealthy is knowing when to stop buying. I don't mean houses, I mean that latte and new Toyota Camry that just come out on the market last week.
Here's a simple phrase I like to quote from my old buddy Dave Ramsey "Live like no one else, so some day you can live like NO ONE else." Basically, stop living outside your means and don't upgrade your lifestyle every time your boss accidentally gives you a raise. Maybe one day you'll be able to live life well without having to make a sacrifice.
Read a interesting article today on just this subject about preparing for the worst, might be a good idea to read this and take notes. This lady actually seems to know what she's talking about.
