Hey Noobs - news flash! Lower mortgage payments are not going to improve your life. The hype on tv and radio is 'refinance!' 'lower payments' 'pay off quicker'. With all these mixed messages, who the heck knows what to do?
Your probably thinking "What the heck does this homepwnerer guy know!" right? Truth is, ultimately its on you to decide - i'm just trying to keep you noobs from making stupid decisions.
The 30 and 15 year fixed mortgage are the most popular forms of mortgages used by lending institutions. They are also the more safe of the many loan types that brokerages offer. Discerning what type of mortgage you should have is a personal choice based on your finances and ability to sustain payments at the quoted rate.
For example, if you had a $800/mo. payment by taking out a 30 year mortgage , you may have a 1000-1100/mo. payment with a 15 year fixed.

I can not remember the last time I actually went to view a prospect home and didn't first research it online. With all that the internet has available to us, its just practical to know whether it is worth your time. In fact, most of the homes you can find online are really not worth buying as a investment.
If you really want to be successful at buying homes, stop looking in the obvious places. If you see everyone listing their homes on realtor.com, try looking elsewhere. Not that there are no good deals on realtor.com, but they are few and far between. If you insist on sticking with the basics, you need to get on a watch list and have the new listing come to you immediately after they are listed.
Take time to intimately learn the websites that you frequent for real estate searches. Understanding the way they index their listings - understanding how they distribute their new listings to clients may prove to be beneficial. Most investors are fairly familiar with the more prominent search sites but still lack the in depth knowledge of how they work.
This is your opportunity to take to lead and be the first to the punch. Take a new approach to buying online and it may prove to be very rewarding.

We see it time and time again. Noobs buying homes that they can't afford, investors ripping off noobs, and everyone else telling us how everything is just fine and dandy. Now i'm not you, thank God - but if I were, I would not be listening to all the hype about how the market is primed for change and everyone should start buying or refinancing.
When your in financial troubles, it can be easy to just quit. I see it all the time while pwning noobs in COD4 or any other game YOU play. I'll come up with some crazy new strat that noone can figure out how to combat and WHAM, I lay on the pain. The noobs just give up, they literally quit the game or just cry about how I am pwning them too much. Its really pathetic. I'm sure you can relate, right?
Whether your behind on payments, have an overload of personal probs, or just can't seem to get out of the err... "rat race". Most of you may at some time be in a situation that just seems to overwhelm you. Don't let it. Start with the streams and work your way up the river. What this means is, work on fixing the smaller, manageable problems and you will eventually be able to tackle the biggest ones easier.
